Getting the Highest Price for Your Property

Curb appeal is key and could make a difference whether people stop and take a flyer or drive right by. Here are a few tips to increase the curb appeal of your property. Staging your property is important. Many buyers will stay in your property longer if it's staged appropriately. I have compiled some ideas to present your property in the most effective manner.

Closing Costs to Expect:

  • Title insurance fees depend on the sales price of the property.
  • Broker's commission is a full-service fee and will cost anywhere between 5% to 7%.
  • Local property transfer tax, county transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your property. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
  • Property inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.
  • Miscellaneous fees can accrue from correcting problems noticed during the property inspection.

Help for Underwater Mortgages

While there has been a recent recovery in the housing market, there are still a great deal of homes which are now worth less than the amount still owed on their mortgages, known as being "upside down" or underwater on your mortgage. For many owners this is a frightening situation. They can't afford to hold on to their house (or may need to move for other reasons), but they can't afford to sell either. While "strategic default", simply walking away from your home and mortgage, has been much in the news, this is rarely the best solution. Much better is a negotiated Short Sale, in which the mortgage holder agrees to accept less than the full amount of the mortgage balance when you sell the house. A short sale can get you "above water" again, while leaving your credit intact and allowing you to buy another home. Many banks have instituted programs specifically to work with borrowers who see a short sale as their best option.  I have partnered with the National Mortgage Forgiveness Plan, which helps home owners proceed through the short sale process (at no cost to the home owner), while identifying the best program for which home owners may qualify.  Please visit their website at http://pinellascountyhelp.mortgageforgivenessplan.com/ for more information, or call me and we can discuss your personal situation.

Why Can't I work directly with the Lender?

You still need to sell your house, and a REALTOR who specializes in short sales and understands their unique requirements is your best option. Many buyers are nervous about going into a short sale after hearing stories about sales that were not approved. I work with the buyers to help them understand the process and allay their doubts.  And, as I mentioned above, I work with the National Mortgage Forgiveness Plan, which can help you identify which program for which is do qualify...at no cost to you.
